Μερικοί από τους παράγοντες, που είναι σε θέση να επηρεάσουν τις αξίες των ακινήτων

ΜΕΡΙΚΟΙ ΑΠΟ ΤΟΥΣ ΠΑΡΑΓΟΝΤΕΣ, ΠΟΥ ΕΙΝΑΙ ΣΕ ΘΕΣΗ ΝΑ ΕΠΗΡΕΑΣΟΥΝ ΤΙΣ ΑΞΙΕΣ ΤΩΝ ΑΚΙΝΗΤΩΝ

Αν επιχειρήσουμε να ενοπίσουμε και να αποτυπώσουμε μερικούς από τους παράγοντες που είναι σε θέση να επηρεάσουν προς τα πάνω ή προς τα κάτω την αξία ενός ακινήτου θα λέγαμε ότι είναι:
 

- Τα γενικά και τα ειδικά χατακτηριστικά ενός ακινήτου.
 

- Τα ευρύτερα  πολεοδομικά και γεωμετρικά δεδομένα, όπως για παράδειγμα οι όροι δόμησης, ο υφιστάμενος γενικός οικοδομικός κανονονισμός, και ενδεχομένωσς οι ισχύουσες χρήσεις γης.
 

- Ο περιβάλλον χώρος, όπως για παράδειγμα η υφιστάμενη οικολογική βιωσιμότητα, η  υπάρχουσα κατάσταση του τοπίου και του περιβάλλοντος, ο θόρυβος, η σεισμικότητα της περιοχής και η συχνότητα πιθανών θεομηνιών.
 

- Η μορφή και ο τρόπος δόμησης, τα οποία σίγουρα επηρεάζονται από το κόστος κατασκευής και από την επικρατούσα αρχιτεκτονική.
 

- Το αναπτυξιακό μοντέλο της περιοχής, όπως για παράδειγμα η κατανομή του πλυθησμού, οι δραστηριότητες και τα εισοδήματα των κατοίκων, οι παρεχόμενες υπηρεσίες, και τα δημογραφικά στοιχεία.
 

- Η διαθεσιμότητα της γης και η αξία της.
 

- Οι πολιτικές, οι οικονομικές, οι νομισματικές και οι γενικότερες οικονομικές συνθήκες ( π.χ. πληθωρισμός) , τόσο σε τοπικό , σε εθνικό αλλά και σε παγκόσμιο πλέον επίπεδο.
 

- Γενικότερες προοπτικές ανάπτυξης της συγκεκριμέμης περιοχής.
